Assignment #1 Instructions and Guidelines
The following are instructions and broad guidelines that you are expected to follow in completing your individual written assignment; remember, the assignment is weighted 30% of your total marks.
Word limit: 1500; excluding abstract, references, appendices, tables, graphs and footnotes
Required: Choose a combination of three places from one of the following categories: (a) countries, including Australia; (b) Australian states; (c) Australian suburbs or (d) Queensland suburbs, and focussing on either residential or commercial properties (only one, not both), address the following:
[1] provide a commentary on how prices for your chosen property types and areas have changed over the last ten years (to June 2020), with possible reasons for the trends; at least five reasons need to be included; and
[2] forecast prices in 2021 and 2022, based on reasonable assumptions, including the current COVID19 pandemic, literature and knowledge acquired in the course.
Your assignment must be properly and adequately referenced, with relevant tables and charts (not included in the word limit). Up to two appendices are also allowed (not included in the word count). Further details, including what may be included in the appendices, will be provided in the lectures and on L@G.

In this section, state clearly the suburb/region/state in Australia of your choice and why you have selected it. Provide a brief background on the area; historical, description, etc.

Comparative analysis encouraged
In this section, discuss:
- the historical price changes in residential or commercial property prices over the last 10 years
- at least five possible reasons for the change; state these clearly. These may be macro–economic, industry–specific, national, regional, and/or local, etc.
- Expected price change in 2021-2022
Word limit: 600
Tables and graphs encouraged (do not adopt/copy from other sources, make your own)
Comparative analysis encouraged
In this section, discuss:
- How you expect prices to change in the period 2021-2022, with respect to at least 5 possible reasons, clearly articulated
- These may be COVID19-related, macro–economic, industry–specific, national, regional, and/or local, etc.
- Conclusion
